Starting in 2015, Robert began to invest in low-income properties because of it's low cost barrier to entry as a young professional. However, he soon discovered a profitable business for reinvigorating America's low-income neighborhoods. Robert has been professionally involved in residential real estate since 2013 brokering over $50 million in residential real estate sales transactions.
One single family home - a single story ranch renting for more than double a traditional 15 year mortgage payment.
While profitable, owning low-income property can be challenging. The reality is that late payments, evictions, the risk of vacant (or even occupied) properties being vadalized are all real struggles.
Over the course of 5 years, Robert acquired 8 properties in one neighborhood in Aiken, SC - a 7 hours drive from his home. Income and expenses were stabilized. Profitablility proved exceptional in most cases. Different professional management styles tested. A visible difference was made to neighborhood appearance. Tenants seemed pleased with the product.
The lower-income neighborhoods are skipped by many (if not all) public companies buying up single family homes in hot real estate markets across the country. These neighborhoods are not only in need of investment to stabilize, but they provide excellent returns for investors. With a concentration on single neighborhoods and not whole cities/markets, the investments would provide safer housing as an area was cleaned up. Robert's philosophy is to buy and hold, creating a long-term rising tide for the whole community, not to push gentrification and force lifelong neighborhood residents out.
Starting in late 2020 after spending almost a year of research, Robert added another market to his portfolio. The Portland neighborhood in the west end of Louisville, Kentucky. This neighborhood is larger and a holds a greater opportunity for scale than Crosland Park in Aiken, SC. Returns are consistent with those experienced in Aiken, SC.
